These photos were taken from a chimney project in Wayland, MA. The before and after photos of the chimney counter flashingsare at the lower elevation. This is where the chimney meet the asphalt shingle roofing and the vinyl siding.

Proper installation of chimney counter-flashings at roof penetrations can not be overstated. These roof weaknesses are most often where leaks and other issues will occur. On chimneys, the counter-flashing may involve cuttling into the brick mortar or stone of a chimney or wall. A properly flashed chimney is protected by the overlap between the base flashing and the counter-flashing.

Wood Gutter Maintenance

The gutter system on your home is its first defense against weather elements.

As we know all too well, if a roof does not do its job, the home is not well protected. Your roof will capture rainwater that it must then channel away from the structure through spouts. If the gutters are clogged or damaged, the water cannot reach the spouts and will pool up on the roof causing expensive roof damage.

Your home may be a classic house in need of repair, or a new home designed in a more traditional style. Wood gutters can be beautiful, as well as functional in the protection of your home’s roof. Wood gutters can be shaped as V-shaped eaves troughs or in half-round styles which can be shaped and painted to match the trim. Wood gutters, however, may require some additional maintenance, and require specific skills to repair.

Often wood gutters are joined with flashings – seams, end caps, outlets, and miters. If left untreated, these failed flashings will ruin an otherwise good wood gutter. It is important that these wood gutters be cleaned and oiled regularly, and by someone who knows what to look for, and how exactly to repair. Wood gutter maintenance is critical for the integrity of the roofing system.

Roof Drainage Systems to Avoid Costly Home Damage

Most people may never even think about their home’s roof drainage system and how it affects their roofing.

A Roof drainage system is the gutters, downspouts, splash blocks and other components used to carry water off of a roof and away from a structure.

We all know that the main purpose of a roof is to protect a building from weather. Rain and melting snow are able to cause damage to a building if they are allowed to stay on the roof and allow water to seep into the structure. A roof drainage system is designed to redirect water from the roof to the ground in order to protect the building from water damage.

Some buildings may use large overhangs (soffits) that carry the rainwater a distance from the building to protect the foundation form water damage. Other buildings will install a drainage system to redirect the flow into the ground.
There are a number of factors involved in determining the proper roof drainage system for a structure. The slope of the roof will dictate the flow of water. Drain size must be appropriate to prohibit water backup or standing water on the roof. The size of the roof will determine the number of drains required to prevent backed up water.

Other factors to consider in proper installation and placement of roof drainage systems include local building codes, type of soil, grade of the lawn and whether or not the building has a basement. A contractor might also need to consider the average amount of rainfall in an area and the rate at which rainfall might collect at a drain.

It is very important that the drainage system be installed where there is proper slope, the drainage could get backed up into a puddle of standing water. The standing water allows a collection of debris on the roof surface. Now, the collection of leaves, sticks, etc will cause more blockage and more standing water to continue to collect.

Whatever type of roofing and flashing you may have the water, melting snow, and ice, come off your roof, and into your gutters. Whether you have wood, aluminum, or copper gutters, they will lead to downspouts, header boxes, sometimes called collector boxes. Often these downspouts run into drywells, outpipes, catch basins and drains.

It is very important that once the roof drainage system has been installed, it is inspected regularly! The drains must be cleared of any blockage from leaves, sticks and other debris.

Here, in New England, we must consider the effects of snow on our roofing systems. If an attic is not properly insulated, the collected snow on the roof may melt. This melted snow then runs under the remaining snow and refreezes at the eaves. This is the cause of ice dams. Ice dams block the flow of the melting snow, causing it to seep into the roof, causing leaks.

Have your roof inspected regularly (yearly) to see if there is anywhere that water is collecting, or if the eaves gutters are cleared. If you have a flat roof, you will want to check to be sure there is no built up grit, leaves or other debris in a puddle. This situation may encourage the growth of algae or weeds that would weaken the integrity of the roof. Often basement water, icy stairs and walkways, really begin on your roof, at your gutters, and downspouts, as well as drainage components.

Keeping debris out of these systems can save you lots of headaches, and avoid costly damage to the system, foundation, and interior spaces.

Masonry Meets Roofing

With flat roofs, termination is likely the most critical piece that needs proper attention. A termination is anywhere the roof ends and something else like a brick wall, sided wall, junction to slate or shingles begin. In this case the siding was brick and required serious precision.

The “counterflashing” was torn up and leaking. It’s comparative to an old dental filling; it needs to be removed carefully and then prepared then finally replaced.

If these steps are not followed your roof is only half way done. This part of the job took Jim about a day and a half. The flat roof was completed in a little over two days by two workers.

Ice Rail Installation

We recently had a call to a homeowner who had experienced roof damage over the winter. Ice and snow which collected on the roof fell down on the lower canopy roof causing damage to the hip slates, field slates and nearly wiping out the family dog.

Installing ice rails is a way of protecting people, pets, and property such as cars, shrubs, and deck furniture, as well as lower roofing. In the photo you can see the harm avalanching snow caused to the lower roof.

First off, new copper hip caps needed to be fabricated and installed.

While installing the ice rails, and repairing the roofing and hips, we installed a gutter debris shedder. By installing this “debris shedder”, you never need to worry about debris clogging your gutters, downspouts, or getting into the “drywells”, or any underground drainage. Those sorts of clogs can do a great deal of damage, and usually at very inopportune times! And as soon as the gutters are cleaned, they begin to fill again. Avoid all that with debris shedders.

Another benefit of this debris shedder installation, is that snow and ice will not fill, freeze, and damage gutters, and downspouts. Gutters that fill with ice and snow get quite heavy, won’t drain well when things do begin to melt, and create an “anchor” for snow on the roof, which in turn begins the ice damming.

It is never to early to protect your homes roofing, flashing, gutters and downspouts, chimneys, and all the other components that keep the water out of your home.
Landmark Roofing fabricated and installed a new triple galvanized steel ice/snow rail retention fence and repaired the field slates.

This way snow and ice collect behind the fence and melt naturally and slowly off the roof. This avoids falling snow that would previously fall down and cause damage.

Asphalt Shingle Roof Repair: Let Our Fingers Do the Talking

Before last month’s big rain, Landmark Roofing replaced an asphalt shingle roof in Wellesley. The previous roof flashing had not been installed with consideration for these rake trims and were damaged over time. We took advantage of this and replaced the old and damaged trims and fascias. The trim board that we used was a composite material. Unlike wood, the composite trim will not rot, bugs won’t eat it and it will never need paint. It can, however, be painted to match your trim color.

As to not repeat the past, a new roof system was designed to better align the new trims. Careful planning and measurements will bring more years to this client’s roof.

Last week Jim and Donald found themselves in Newton Center installing a new hip cap to a slate roof building. “Hips” refer to the ridges on roofs that connect each section starting from the outer corners to the point of intersection at the top.
